The answer, according to Total Landlord insurance, is ‘escape of water’ – a term that covers everything from burst pipes to leaky loos and dripping taps.

The firm revealed that 35.5% of all claims paid to landlords related to water damage.

So, how can landlords protect their property? Here are some top tips.

•  Encourage tenants to report problems as soon as they notice them.
•  During inspections, check for leaks, including subtle signs such as marks appearing on the ceiling.
•  Replace washers on dripping taps.
•  Cover pipes in outdoor areas with lagging to prevent them from freezing – and being more prone to bursting.
•  Show tenants where the stopcock and fuse box are located. If there’s a leak, they should turn the mains water off at the stopcock and then switch off the electricity supply.
•  Clear out gutters and drains.
•  Schedule your annual boiler service in your calendar.
•  Ensure your insurance is up to date.
