Whatโs the most common reason why landlords make an insurance claim?
The answer, according to Total Landlord insurance, is โescape of waterโ โ a term that covers everything from burst pipes to leaky loos and dripping taps.
The firm revealed that 35.5% of all claims paid to landlords related to water damage.
So, how can landlords protect their property? Here are some top tips.
- ย Encourage tenants to report problems as soon as they notice them.
- ย During inspections, check for leaks, including subtle signs such as marks appearing on the ceiling.
- ย Replace washers on dripping taps.
- ย Cover pipes in outdoor areas with lagging to prevent them from freezing โ and being more prone to bursting.
- ย Show tenants where the stopcock and fuse box are located. If thereโs a leak, they should turn the mains water off at the stopcock and then switch off the electricity supply.
- ย Clear out gutters and drains.
- ย Schedule your annual boiler service in your calendar.
- ย Ensure your insurance is up to date.
